A new building is a coordinated effort across many trades and subcodes, and the electrical threads through all of it. It begins with engineered plans that go through a full plan review, where the building, electrical, and fire-protection subcodes each sign off before a permit is issued. Larger buildings bring extra fire-protection review and, in some towns, a third-party peer review on top.
From there, our work slots into the build sequence: rough-in as the structure goes up, distribution and systems as it's enclosed, and trim and connection near the end, with the utility service coordinated with PSE&G along the way. Every phase has its inspection, and the final one clears the path to the certificate of occupancy. It's the same disciplined sequencing we bring to a fit-out, scaled to a whole building.
One area that catches people off guard on a new commercial build is the energy code. New Jersey's Energy Subcode adopts the ASHRAE 90.1 standard for commercial buildings, and it puts real requirements on lighting: limits on how much lighting power a space can use, and a set of controls that are simply mandatory, not upgrades you choose.
That means occupancy sensors that shut lights off in empty rooms, daylight-responsive controls in areas with windows, scheduling controls, and an off-control on every exterior fixture, a plain wall switch alone won't satisfy the code outside. These requirements shape the whole lighting design: the circuit layout, the dimming infrastructure, and the low-voltage control wiring behind it. We design the lighting to meet the energy code from the start, because getting it wrong can hold up the certificate of occupancy. The control wiring ties into the broader low-voltage systems we run.
New construction is the one moment when everything is open and accessible, and the smart move is to build in capacity you'll want later rather than tearing into finished walls to add it. That means sizing the service and distribution with headroom, running conduit and stub-outs for systems you'll add down the road, and designing the panel layout so future circuits have somewhere to go.
It's the ideal time to plan for EV charging, to oversize for equipment you'll add as the business grows, and to lay in the infrastructure for expansion. A little foresight during the build costs a fraction of retrofitting it later.
