Build Your Fit-Out Scope

Tap the electrical elements your space needs, and we'll assemble them into a starting scope. It's a quick way to think through the job before you call.

Your Fit-Out Scope

0 elements

Tap elements on the left to build your scope of work. We'll group them into power, lighting, systems, and safety.

We turn a scope like this into a permitted, priced plan and coordinate it with your general contractor and the inspection schedule.

A planning aid to organize your thinking, not a formal proposal. Every real fit-out gets a proper walkthrough, load calculation, and quote.

// What It Is

Turning A Space Into Your Business

A tenant improvement, or fit-out, is the work that turns a leased commercial space into a place your business can actually operate. Landlords often deliver a bare shell, finished walls, a basic panel, and little else, and it's the tenant's job to build it out for how they'll use it. Whether that's a first-time fit-out, a reconfiguration of a space you already occupy, or a change of use from one kind of business to another, the electrical is at the heart of it.

We handle that electrical side end to end: the power and dedicated circuits your equipment needs, the lighting that makes the space work, the data and low-voltage systems that keep you connected, and the code and safety items an inspector will check. Just as important, we do it as part of a team, coordinating with your general contractor, architect, and landlord so the electrical fits the schedule instead of holding it up. It's a specialty within our broader commercial work, and one where getting the sequencing right is half the battle.

The result is a space that's built for your business, wired to code, and ready for the certificate of occupancy that lets you open the doors.

// How It Goes

The Fit-Out, Step By Step

Every fit-out follows the same arc, and the electrical has to slot into each phase at the right moment. We plan our work around the build schedule, from the first drawings to the final inspection, the same way we handle new construction.

01

Design & Permits

Load calculations, drawings, coordination with the architect and GC, and filing the electrical permit.

02

Demo & Prep

Removing old wiring where needed, prepping the panel, and coordinating with the framing schedule.

03

Rough-In

Running circuits and low-voltage before the drywall goes up, setting boxes, and passing rough inspection.

04

Trim & Systems

Installing devices, fixtures, and panels, terminating low-voltage, and tying in your equipment.

05

Final & CO

Final electrical inspection and the walkthrough that clears the way for your certificate of occupancy.

// The Big Variable

When The Use Of The Space Changes

There's a world of difference between a same-use refresh and a change of use, and it's the single biggest factor in what a fit-out involves. If a space stays the same kind of business, an office staying an office, the scope is usually contained and the permits move quickly. But converting a use, a retail space becoming a restaurant, an office becoming a medical practice, a warehouse becoming light manufacturing, changes everything.

A change of use means the space has to meet the stricter code of the new use group, even for things that weren't touched by the renovation. That can pull in a recalculated occupancy load, added emergency and egress lighting, updated GFCI and circuit requirements, and ADA considerations, all reviewed across multiple subcodes before a new certificate of occupancy is issued. We know how to read what a change of use will trigger and plan for it up front, along with the low-voltage systems the new use needs, so it doesn't ambush your timeline or your budget partway through.

// What A Change Of Use Can Trigger
Stricter code for the new use group throughout
Recalculated occupancy load and egress
Added emergency and exit lighting
Updated GFCI and dedicated circuit requirements
ADA and multi-subcode review before a new CO

We Work With Your Whole Project Team

A fit-out is rarely just an electrician. There's usually a general contractor running the job, an architect who drew the plans, a landlord with a lease and a demarcation point, and sometimes a property manager keeping the building running. We're used to working inside that team, hitting the sequence the GC needs, matching the architect's drawings, and respecting the line between base-building and tenant work so responsibilities and permits land where they should.

We also know the parts that trip fit-outs up: the demarcation point that decides who pulls which permit, the inspection sequence that has to be right, and the coordination with HVAC, sprinklers, and ceiling elements so everything fits above the grid. And once you're open, we're here for the ongoing maintenance that keeps the space running. The goal is simple: be the electrical partner that makes the project smoother, not the one everyone's waiting on.

Fitting Out Local Spaces

The business districts across our area are always turning over, a shop becomes a cafe, an office becomes a studio, a suite gets reconfigured for a growing team. We handle tenant fit-outs for businesses in Ridgewood, Ho-Ho-Kus, and Allendale, plus Wyckoff, Midland Park, Saddle River, Franklin Lakes, Glen Rock, and Ramsey. Being local means we know the buildings, the town construction offices, and how to keep a project moving. Adding a tenant amenity like EV charging to the build is something we handle too.

Downtown Storefronts

Retail and restaurant build-outs in a busy central district, often in older buildings that need careful, code-current work.

// WALDWICK & RAMSEY

Corridor Suites

Office and service-business fit-outs along the main routes, from single suites to full-floor reconfigurations.

// ALLENDALE & WYCKOFF

Professional Spaces

Medical, dental, and professional build-outs where dedicated power and reliability matter most.

A Few From Around The Area

RIDGEWOODCHANGE OF USE

Retail To Restaurant

A former shop was becoming a restaurant, which triggered a full change of use. We planned for the new code from the start, heavy kitchen circuits, added egress lighting, updated protection, and got the space through inspection to its new certificate of occupancy.

WALDWICKOFFICE

A Suite Built For The Team

A growing business took a bare office shell and needed it built out fast. We handled the workstation power, data cabling, and lighting on the GC's schedule, rough to trim, and had it ready for move-in without holding up the job.

FRANKLIN LAKESMULTI-TENANT

One Space Into Three

A landlord demised a large space into three suites for separate tenants. We set up clean electrical boundaries, separate panels and metering, and left each unit ready for its own tenant fit-out down the line.

// Fit-Out Questions

What Businesses Ask Us

How Long Does A Fit-Out Take+
It depends on the scope and whether the use is changing. A small same-use refit can move in a few weeks including the permit, a medium office buildout typically runs a few weeks longer, and a change of use with major HVAC, plumbing, or structural work can stretch to a few months. We give you a realistic timeline up front and work our part around the overall build schedule.
Who Pulls The Permits, Me Or The Landlord+
It comes down to the demarcation point in your lease, the line between base-building work the landlord owns and tenant work you own, usually around the slab, the main panel, and the primary HVAC connection. Tenant fit-out work downstream of that line is typically permitted by the tenant's team. We help sort out where the boundary falls so permits and responsibility land in the right place.
What Changes If I'm Converting The Space To A New Use+
A lot. A change of use means the space has to meet the stricter code of the new use group, even for areas the renovation doesn't touch. That can bring a recalculated occupancy load, added emergency and egress lighting, updated protection, and ADA considerations, all reviewed before a new certificate of occupancy. We identify what your change of use will trigger and plan for it from the start.
Can You Work Around My Contractor's Schedule+
That's the job. Electrical has to slot into a fit-out at the right moments, rough-in before drywall, trim after, tie-in near the end, and we plan our work around the GC's sequence so we're never the holdup. We're used to being one trade in a coordinated team, and we keep our part on time.
Do You Handle The Data And Low-Voltage Too+
Yes. Most fit-outs need data and network cabling, and often phone, AV, or security wiring alongside the power. We handle the low-voltage rough-in during the same phase as the electrical, so it's coordinated and done at once rather than by a separate crew on a different schedule. It keeps the job cleaner and the timeline tighter.
Will The Space Pass Its Certificate Of Occupancy+
That's what we build toward. No commercial space can be legally occupied without a certificate of occupancy, which is issued only after every subcode's final inspection passes. We do the electrical to code, coordinate the final inspection, and make sure our part is inspection-ready, so the electrical isn't what holds up your CO and your opening.
Can You Fit Out A Multi-Tenant Building+
Yes, both the demising and the individual suites. We can split a larger space into separate tenant units with their own panels, metering, and clean electrical boundaries, and we fit out individual suites for their specific tenants. Multi-tenant work has its own permitting rules, and we handle them so each space ends up properly separated and compliant.
Do You Work On Older Downtown Buildings+
Often. Many of the best commercial spaces around here are in older buildings, and fitting them out means working with what's there, sometimes an aging service or panel that needs attention before the new space can be powered. We assess the existing electrical honestly and tell you what the building can support and what it needs, so there are no surprises mid-project.
